But finding the right apartment in this in-demand area can be a bit tricky. One of the things that makes South Austin so appealing is the sheer variety it offers when it comes to neighborhoods and vibes. On the northern end, you’ve got the bustling SoCo (South Congress) district, known for its funky boutiques, food truck parks, and iconic Instagrammable spots.
A little further south, you’ll find the trendy South 1st/ Bouldin Creek area, which has a super artsy, progressive feel with indie coffee shops, music venues, and a focus on sustainability. And down toward the southern edge of the neighborhood, you’ve got the more residential, family-friendly Manchaca corridor, which still offers easy access to all the South Austin action.

Everyone knows about South Congress when coming to Austin. There’s a ton of bars, shops and restaurants in the area. However this does tend to be more of a touristy area that locals avoid.
In the heart of the South Congress you have The Lola and The Muse, both of which put you directly onto South Congress. These are older buildings built in the 1990’s that have gone through a lot of renovation. Just outside of SoCo you have the Crescent which is a little older, The Catherine, which is a super fancy high luxury highrise, the nearby Water Marq along the water. Further along Barton Springs road you have the Cole and Coldwater which put you close to Barton Springs Pool. If you want super luxury you’ll want the 1155 Barton springs, a nice community with super luxury and giant floor plans.
Deeper down South Congress you have buildings like the Debut SoCo, Windsor South Congress, and the District SoCo. These buildings will give you better pricing, however at the cost of walkability
Heading towards South Austin’s busiest corridor is South Lamar, The brand new Bouldin is flanked by Lamar Union, MAA South Lamar, Windsor South Lamar, and Gibson Flats. This is a hyper walkable part of South Lamar, however you will deal with a lot of traffic going north and South.
Deeper down the road you have Bell South Lamar, The 704, Tree, and the Groves South Lamar. You will lose walkability in those areas, but you will have an easy drive to many classic South Austin locations.
Pros, Cons, and Must-Have Amenities
One of the biggest draws of living in South Austin is the sheer walkability of the neighborhood. Places like SoCo and Bouldin Creek put you just steps away from an endless array of local shops, restaurants, bars, and entertainment. And if getting outdoors is your thing, you’ve got easy access to spots like Barton Creek Greenbelt, which offer miles of hiking and biking trails.
Of course, with all those perks comes a few potential downsides to consider. Parking can be a real headache in the busier areas of South Austin, and traffic congestion, especially around major thoroughfares like MOPAC, is something to keep in mind.
But in my opinion, the pros of South Austin living far outweigh the cons. You get to be right in the heart of the action, enjoying the neighborhood’s funky, artistic vibe and abundance of local businesses, all while avoiding the sky-high rents of living downtown. And the variety of apartment options means you’re sure to find the perfect fit, whether you’re craving luxury amenities, vintage charm, or something in between.
