Aura Northline is at 541 J Pl in Plano and shows “Grand Opening” and “Brand-New Luxury Apartments” on its site. The lowest listed total monthly price was $1,526 for a 595 sq ft home (base rent $1,405, 15-month term), and a 633 sq ft home was $1,671. The special is up to 10 weeks free on one- and two-bedroom homes.

Mirra (8320 Church St, Frisco 75034)

Mirra is at 8320 Church St in Frisco and its banner reads “Now Open!” The floor plan page listed studios from $1,250, one-bedrooms from $1,495 and two-bedrooms from $2,350, plus loft plans. The special is up to 8 weeks free on select apartment homes; the site says restrictions apply.

Greenway Village at The Link (15991 Bear Trap Way, Frisco 75033)

Greenway Village at The Link is at 15991 Bear Trap Way in Frisco and describes itself as a build-to-rent community of new townhomes and apartments. A 863 sq ft one-bedroom was listed at $2,259.95 total monthly ($2,100 base, 15-month term), and larger homes ran up to $2,950 base. The special is up to 12 weeks free.

Livano Prosper (400 W 5th St, Prosper 75078)

Livano Prosper is at 400 W 5th St in Prosper and uses a “Brand New” title. A 822 sq ft one-bedroom listed base rent from $1,225, and the site advertised two-bedrooms from $1,599 for a limited time. Moving in by 10/31 gets 8 weeks free plus waived fees and prorated October rent; later move-ins get 6 weeks free plus waived application and admin fees.

New apartments in Oak Cliff and East Dallas

Emblem Ravine (3500 W Colorado Blvd, Dallas 75211)

Emblem Ravine is at 3500 W Colorado Blvd in Oak Cliff and its banner reads “Now Open!” A 753 sq ft one-bedroom was listed starting at $1,666 and $1,706 for another one-bedroom plan, and larger homes ran up to $2,898. We found no special on the page.

The Finch (1710 Morrell Ave, Dallas 75203)

The Finch is at 1710 Morrell Ave in Oak Cliff and calls itself “Dallas’ newest apartment homes.” The site lists a 384 sq ft studio at $999 marked “all-inclusive, no fees”, one-bedrooms at $1,261 to $1,319 and two-bedrooms at $1,584 to $2,069. Pets: a one-time $400 pet fee and no monthly pet rent.

Kiva East (4724 and 2806 East Side Ave, Dallas 75226)

Kiva East is at 4724 and 2806 East Side Ave and its site calls it a brand-new affordable community that is now leasing; income restrictions apply. Listed starting prices were $1,068 for a 651 sq ft one-bedroom and $1,533 for a 850 sq ft two-bedroom, with deposits of $200 and $300.

New apartments in Turtle Creek and Midtown Dallas

Parkview Turtle Creek (2555 Turtle Creek Blvd, Dallas 75219)

Parkview Turtle Creek by Hanover is at 2555 Turtle Creek Blvd and calls itself Dallas’s newest luxury high-rise at 20 stories. On the floor plan page a 571 sq ft studio started at $2,620 a month and a 742 sq ft one-bedroom at $2,902, both on 12-month leases. We found no special on the page.

Lantower Midtown (10658 N Central Expy, Dallas 75231)

Lantower Midtown is at 10658 N Central Expy and its site title reads “New Luxury Apartments in Midtown Dallas.” It lists studio, one- and two-bedroom homes, a pet spa and a pool with private cabanas. No rents were shown on the pages we loaded; call (855) 543-5156 for current prices.

New apartments in Oak Lawn and The Central

The Alton (2929 Oak Lawn Ave, Dallas 75219)

The Alton is at 2929 Oak Lawn Ave, at the edge of the Oak Lawn and Turtle Creek districts, and its site shows “NOW OPEN” and “NOW LEASING” for studio, one- and two-bedroom homes plus penthouses. On its floor plan pages a 657 sq ft one-bedroom was listed at $2,195 total monthly (base rent $2,060, 13-month term) and a 1,027 sq ft two-bedroom at $3,565 total monthly (base $3,430). Community features listed include a resort-style pool with cabanas, a 7th-story lounge with a skydeck, a dog run and dog wash station, and a co-working space. The special is up to 8 weeks free on select units for move-ins by 10/20/2026.

The Oliver (2750 N Haskell Ave, Dallas 75204)

The Oliver is at 2750 N Haskell Ave in The Central development, and its site calls it “Brand New Apartments In Dallas, TX.” Its online leasing page listed a 588 sq ft studio at $2,099 to $2,219, one-bedrooms from $2,399 (720 sq ft) and two-bedrooms from $5,193 (1,138 sq ft) in rent. Community features listed include a tiered pool, a fitness center with a flex studio, a coworking lounge with private conference rooms, and a covered dog park with two wash stations. Its banner offer of up to 8 weeks free applied to move-ins by 9/30/26, so ask the leasing office what is current.

New apartments in Carrollton, Lewisville and Garland

EVIVA Trinity Mills Station (1455 Moonrise Ave, Carrollton 75006)

EVIVA Trinity Mills Station is at 1455 Moonrise Ave in Carrollton, steps from the Trinity Mills DART station, and says “Brand New in Carrollton” with the leasing office now open. A 627 sq ft one-bedroom started at $1,495 and a two-bedroom at $2,385. The special is up to 10 weeks free on select units for a 12-month lease.

Aura Main Street (400 W Main St, Lewisville 75057)

Aura Main Street is at 400 W Main St in Lewisville (not Dallas) and shows “NOW OPEN!” The lowest listed total monthly price was $1,576 for a 660 sq ft home (base $1,455, 14-month term). The special is up to 10 weeks free plus look-and-lease incentives. The site states an income requirement of at least 3 times the monthly rent.

Soltra Firewheel (902 Town Center Blvd, Garland 75040)

Soltra Firewheel is at 902 Town Center Blvd in Garland and uses a “Brand New Apartments” headline. The special is up to 10 weeks free base rent with $99 application and admin at move-in. It lists one- to three-bedroom homes, some with private backyards. No rents were shown on the pages we loaded; call 945.237.1381.

Buildings we left off this list

We checked these on their own sites too, but left them off because we could not confirm a “new”, “newest” or “now open” claim there: Copper Bishop Arts (505 W 8th St), The Parc on Jackson (2013 Jackson St), The Park at Katy Trail (3255 Carlisle St), Capitol Flats (5215 Capitol Ave) and Ferguson Flats and Burnett Lofts at Bishop Ridge. Their own sites show prices or specials but do not say they are new or recently opened. Oxenfree Rowlett and other build-to-rent houses are also not covered.

How to compare new construction apartments in Dallas / DFW

Compare total monthly price, not base rent

Some sites show base rent and others show a total monthly price that adds mandatory fees. Ask each leasing office for the total monthly amount for the exact home, including amenity, trash, internet and pet charges, and for the lease term the price assumes.

Gross rent vs effective rent

A special such as “up to 10 weeks free” lowers the effective rent only on eligible homes and lease terms, and longer terms such as 14 or 15 months are common. Divide the total lease cost, minus the free weeks, by the number of months to compare buildings.

Confirm the exact unit is ready

New communities can release homes in phases. Ask whether the unit you are shown is available on your move-in date, and get the price and specials in writing before you pay an application fee.

Tour the exact floor plan

Model homes can differ from the home you lease. Ask to see the same floor plan and floor, and check the pet policy, parking charges and fees for that building.
