Quick answer: Build-to-rent (BTR) is new housing built to be rented rather than sold: a whole neighborhood of detached homes, cottage-style homes or townhomes owned and managed by one company, leased like an apartment community. You get a house-style layout, often with a private yard and sometimes a garage, plus a leasing office and maintenance team. We checked 169 BTR communities in Dallas–Fort Worth, Houston and Austin on their own websites on Oct 20, 2026.

Counts are communities whose own website mentioned the feature on the page we checked. Rents and offers change daily, so confirm current pricing with each leasing office before you apply. Where a site showed no price, we list “ask”; we don’t guess.

What kinds of build-to-rent homes are there?

Detached homes are stand-alone houses, usually 3–4 bedrooms, often with an attached garage and fenced backyard. Cottage-style homes (sometimes called horizontal apartments) are smaller detached or duplex-style homes, often 1–3 bedrooms, with a small private yard and shared parking. Townhomes share side walls, usually have two stories, and often include an attached garage.

Pros and cons of renting a build-to-rent home

  • More space and no neighbors above or below.
  • Private yard space at many communities.
  • New construction, with maintenance handled by the management company.
  • Rent is often higher than a similar-size apartment nearby, and some communities add monthly fees.
  • Most communities are in outer suburbs, so commutes can be longer.
  • Yard upkeep may be your job, depending on the community.

What should I compare between build-to-rent homes?

  • Base rent versus the total monthly price with required fees (trash, pest control, smart-home or amenity fees).
  • Who handles lawn care and yard upkeep, and which utilities you set up yourself.
  • Garage type and parking: attached, detached, carport or driveway only.
  • Yard size and fencing for the exact floor plan, not just the model home.
  • Pet fees, pet rent and any breed or weight rules.
  • How a move-in special is applied and the minimum lease term it needs.
  • Your commute at the times you actually drive it; most BTR communities are in outer suburbs.

Frequently asked questions

What does build-to-rent mean?

Build-to-rent (BTR) means a developer builds a group of homes specifically to rent them, instead of selling each home to a buyer. The whole neighborhood is owned and managed by one company, so renters apply, pay rent and request maintenance the way they would at an apartment community.

What is the difference between a build-to-rent home and an apartment?

A BTR home is usually a detached house, cottage-style home or townhome with no one above or below you, often with a private yard and sometimes a garage. An apartment is a unit inside a shared building. Both are leased through an on-site or regional leasing team with similar applications, fees and lease terms.

What is the difference between a build-to-rent home and renting a house from an individual landlord?

In a BTR community a professional management company owns every home, so pricing, maintenance and policies are consistent and there is usually a leasing office and shared amenities like a pool or dog park. A house rented from an individual owner can be older, and terms depend on that owner.

Do build-to-rent homes include lawn care?

Some do and some don’t. A number of the community sites we checked mention front-yard or common-area landscaping, but backyard upkeep is often the resident’s job. Ask each community what is included and whether there is a monthly fee for it.

Are build-to-rent homes more expensive than apartments?

Monthly rent for a BTR home is often higher than for a similar-size apartment nearby because you get more square footage, a yard and sometimes a garage. Many BTR communities in lease-up offer move-in specials, so compare the total monthly cost after specials and required fees.

Where are build-to-rent communities in Texas?

Mostly in outer suburbs where land costs less. On Oct 20, 2026 we checked 169 BTR communities on their own websites: 81 in Dallas–Fort Worth (for example McKinney, Fort Worth, Celina, Denton and Arlington), 39 around Houston (for example Katy, Cypress, Conroe and Rosharon) and 49 around Austin (for example Pflugerville, Georgetown, Leander and Kyle).
