What amenities does Rye Heights list?
Community: a rooftop lounge with sweeping views, a resort-style swimming pool and spa, a tanning shelf with in-pool lounge chairs, an outdoor kitchen with al fresco dining areas, outdoor BBQ grills, a gaming lawn with cornhole, and complimentary guest Wi-Fi in common areas. The FAQ says the building is ADA compliant.
Apartment: hardwood-style flooring, energy-efficient stainless-steel appliances, a side-by-side refrigerator with in-door water and ice, quartz countertops with tile backsplash, under-cabinet lighting and farmhouse kitchen sinks with black designer faucets. Some features are available in select units only.
Amenities are from the property’s website, Oct 2, 2026.
What is the pet policy at Rye Heights?
Rye Heights allows two pets per apartment. The fee guide lists a $350 one-time pet fee and a $250 refundable pet deposit per pet, $35 monthly pet rent per pet and a $20 to $40 annual third-party pet management charge per pet. The FAQ lists restricted breeds: Pit Bull and Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, Presa Canarios, Akitas, Alaskan Malamutes and wolf hybrids. The amenities page lists an outdoor dog park and pet spa, so ask the office what the pet spa includes.
What are the lease terms, utilities and parking at Rye Heights?
The FAQ lists lease terms from 6 to 18 months, subject to availability. The property asks for combined verifiable income of at least 3 times the rental rate and runs a credit report and background check on each applicant; an unsatisfactory credit finding can mean an additional deposit, a guarantor or denial. Residents set up their own renters insurance and electric and water service, and the community is non-smoking. The fee guide lists reserved parking at $50 a month; the site does not describe other parking, so confirm what is available.
