By Alexander Concepcion, Taco Street Locating. Checked Oct 2, 2026 against each property’s own website (linked in the table).
Of 8 Houston buildings checked on Oct 2, 2026, four state an income minimum of three times the rent, and two list a guarantor income of five times the rent. Grey House, Rye Heights, Pearl at the Mix and West Oaks Landing name the 3x rule; Brava and Luminary name the 5x guarantor rule.
What do Houston apartments ask for on an application? (checked Oct 2, 2026)
| Community | Documents and checks, as the property words it | Income or guarantor rule |
|---|---|---|
| Grey House at River Oaks (FAQ) | “valid government issued identification, and proof of verifiable income” | “Monthly income of 3x the base rental rate is required” |
| Rye Heights (FAQ) | “We obtain a credit report on each applicant” | “verifiable income in an amount not less than 3 times the rental rate” |
| Pearl at the Mix (FAQ) | “income documents” | “3 times the monthly rent” |
| West Oaks Landing (site) | “valid ID, and three months of pay stubs” | “a monthly income of at least three times the rent” |
| Brava (FAQ) | “a valid, government-issued ID and supporting documentation for income verification” | Guarantor: “5-times the monthly rent is required” |
| Luminary (FAQ) | “ID, proof of income, credit check, rental check, criminal check” | Guarantor: “verifiable income of at least five times the rental rate” |
| The Ivy (Park Place) (FAQ) | “personal information, rental history, and consent to a background and credit check” | “we do accept qualified co-signers on a case-by-case basis” |
| Broadstone EaDo (floor plans) | “government-issued photo identification document” | “upload documents such as paystubs or bank statements” |
Rye Heights adds that an unsatisfactory or insufficient credit finding will result in “an additional deposit, guarantor, or denial,” and West Oaks Landing says “No prior evictions or broken leases are allowed.” The multiples are each property’s own published rule on the page I read, and they can change. Credit minimums, application fee amounts and processing times are not stated on most of these pages, so ask the leasing office before you apply.

What should I gather before I apply?
Have a government-issued ID, proof of income such as pay stubs or bank statements, and your rental history ready. Ask the office what income multiple applies to your unit, whether a guarantor is accepted and at what multiple, and how long approval takes. Pearl at the Mix says processing can take up to 72 hours once everything is submitted. Application fee amounts are covered in Houston apartments with no application fee or waived fees.
