Edison Austin’s floor plans pages showed 12 of 25 plans with an available unit on Oct 3, 2026. The site’s all-in monthly pricing started at $1,540.76 for the 509 sq ft and 517 sq ft studios, $1,590.76 for the 742 sq ft A1 one-bedroom and $2,740.76 for the 1,073 to 1,140 sq ft B-plan two-bedrooms. The 1,429 sq ft B11 started at $3,140.76.
The site does not split those figures into base rent and fees. Its fees page lists $195.76 of required recurring service charges ($95.88 services and amenity fee, $85 tech package and $14.88 RBS admin fee) plus a $50 per adult garage parking charge in the required list, so ask whether the all-in price includes parking. The site’s promotions page named a limited-time offer but gave no terms, so ask the office what it is.

The page repeats its list twice and shows the $50 garage parking charge among the required fees, so confirm with the office whether it applies to every household. What amenities does The Edison list?
Community: a resort-style pool with a tanning ledge and cabana, a two-story clubhouse with games and a coffee bar, a rooftop terrace with downtown views, a 24/7 fitness center, a spin and yoga studio, a leash-free dog park and a dog spa, all in a secured, gated community. The FAQ says there are no EV charging stations.
Apartment: stainless steel appliances, granite countertops, subway tile backsplashes, walk-in closets, smart home technology and in-unit washers and dryers. Patios, balconies or fenced-in yards are options in select homes.

What is the pet policy at The Edison?
The site welcomes pets, requires them to be registered and restricts aggressive breeds including mixes, such as Rottweiler, Chow, Presa Canario, Doberman, Akita and pit bull types. Pet rent is $50 per month and the pet fee is $500; two or more pets raise those to $100 per month and $1,000 non-refundable. Aquariums over 50 gallons are prohibited. Service and assistance animals are not subject to the same restrictions.
What are the lease terms, utilities and parking at The Edison?
The pages I read did not list lease terms. The fees page shows a garage parking charge of $50 per month per adult in its required list and reserved garage parking at $125 per month, and the FAQ says there is parking for residents. Security deposits are refundable subject to damage beyond normal wear and tear.
Where is The Edison and what is nearby?
Edison Austin is at 4711 E Riverside Dr, which the site says gives access to both South Austin and South Congress. It says the airport is about 10 minutes away and lists Dell, IBM, Amazon, Accenture, UT Austin and Oracle among nearby employers. I have not timed any trips.
