What does the market data say about renting in Houston right now?

Apartment List’s October 2026 Houston rent report puts the city’s median rent at $1,269, flat for the month and down 2.3% over 12 months, with a $1,120 one-bedroom median and a $1,327 two-bedroom median. Its August 2026 metro data shows Houston with 8.39% vacancy and 33.3 days on market, against 7.08% and 31.7 days nationally, and rent 2.2% below a year earlier. Those are Apartment List figures for new leases, and they describe the market, not any one building.

How much is a free-rent offer worth?

Divide the free time by the lease length. Six weeks free on a 12-month lease is about 11.5% of a year of rent, two months free on 12 months is about 16.7%, and two weeks free is about 3.8%. Offers can also be tied to a term, as at Metro Midtown, so compare the full cost over the lease, including the fees on each building’s fee page.
