Quick answer: On Nov 2, 2026, four San Antonio apartment communities advertised move-in specials on their own websites: The Overlook at The Rim (up to 10 weeks free base rent), Allora Alamo Heights (up to 8 weeks free base rent), Residences at La Cantera (up to 8 weeks free on select units by Nov 15) and Oxford at Medical Center (6 weeks free with a 13-month lease). Southline Residences near the Pearl showed 8 weeks free with a move-in by Nov 15 on Oct 28, but we could not confirm it on Nov 2, so ask the office. Azul’s Oct 31 offer has ended. Most apply to select units and lease terms.

Azul Apartment Homes’ 4-weeks-free offer ended Oct 31 and is no longer listed. Residences at La Cantera runs to Nov 15. Since our Oct 22 check, The Overlook at The Rim raised its offer from 8 to 10 weeks, and Residences at La Cantera moved from up to 6 weeks (through Oct 31) to up to 8 weeks (by Nov 15). Rents and specials change daily, so confirm current terms with each leasing office before you apply.

Specials are common right now: Zillow’s June 2026 rent report counted 56.9% of San Antonio rental listings offering a concession (Zillow Research, June 2026), and San Antonio asking rent averaged $1,245 in Q3 2026, down 1.9% year over year (Blue Collar Commercial Group, Q3 2026).

How do move-in specials work in San Antonio?

Most concessions are applied one of two ways: as free weeks at the start of the lease, or spread across every month as a lower effective rent. Ask the leasing office which one, which units qualify and the minimum lease term. Then compare the effective monthly rent: on a 13-month lease at $1,500, 6 weeks free works out to about $1,340 a month.

What about apartments near the Pearl?

Southline Residences was the one Pearl-area building with a special on our Oct 28 check (move in by Nov 15); ask the office whether it still applies. For all five buildings within walking distance of the Pearl, see apartments near the Pearl compared for the building-by-building view.

What should I compare between these apartments?

  • Base rent versus the total monthly price with required fees.
  • How a special is applied (weeks free spread over the lease or taken up front) and the minimum lease term it needs.
  • Parking: garage, covered or surface, and any added cost.
  • Pet fees, pet rent and any weight or breed rules.
  • Your commute at the times you actually drive it.

Frequently asked questions

Which San Antonio apartments have move-in specials right now?

On Nov 2, 2026, Allora Alamo Heights, The Overlook at The Rim, Oxford at Medical Center and Residences at La Cantera advertised 6 to 10 weeks free on their own websites. Southline Residences showed 8 weeks free on Oct 28 but could not be confirmed Nov 2. Confirm current terms with each leasing office.

What is the biggest move-in special in San Antonio?

The Overlook at The Rim (up to 10 weeks free base rent) had the largest offer on this page, followed by Allora Alamo Heights and Residences at La Cantera (each up to 8 weeks) (checked Nov 2, 2026).

Is the free rent taken off the first months or spread out?

It depends on the property. Some give the free weeks up front and others spread them across the lease as a lower monthly rent. Ask before you apply.

Do move-in specials apply to every unit?

Usually not. Most of these offers say “select units” or “up to” or need a set lease term, so ask which floor plans and terms qualify.

How often is this page updated?

Monthly, on the first business day, plus spot rechecks. Every offer carries the date it was checked on the property’s own website.
