Houston security deposits on the sites I checked on Oct 2, 2026 ran $200 to $1,000: Citadel and The Star list $1,000, Grey House $500 to $1,000, and 1810 Main $200 to $300. Metro Midtown lists a monthly deposit waiver of $22 to $49 as an alternative, and Quail Chase lists a limited-time $99 reduced deposit.

A deposit is usually refundable if you leave the home in good condition; a deposit waiver or alternative is usually a monthly fee you do not get back. Metro Midtown’s listed $22 to $49 a month over a 12-month lease comes to $264 to $588, so compare that with a refundable deposit before choosing it. On the other building sites I read for this page I did not see a $99 deposit offer. The $99 and $0 offers above come from smaller communities, and one is dated June 2026, so treat them as leads to confirm, not promises.

How do I compare a deposit with a deposit alternative?
Ask for both prices on the same home and lease term. A refundable deposit ties up cash but comes back; a monthly waiver fee frees the cash but is a cost. Also ask whether the deposit changes after screening, whether a guarantor or an additional deposit can be required, and how long the refund takes after move-out.

Is the security deposit refundable?
1810 Main and The Star label their deposits refundable. Broadstone EaDo calls its deposit a refundable security deposit. Check each lease for the conditions for a full refund.
Does the deposit change if my screening is weak?
Several sites say so. The Star, Grey House, Pearl at the Mix, Metro Midtown and Broadstone EaDo list screening-based changes or additional deposits. Ask for the exact rule in writing.
