Austin-area buildings checked on Oct 2, 2026 state terms from 3 months to 18 months. The Howard lists a three-month minimum, and The Standard at Domain Northside’s lease-term selector runs 3 to 13 months. The Grassdale at Manor lists 7 to 12 months, while The Waller lists 12 to 18 months with shorter terms on approval.

A shorter lease is not always priced the same as a longer one. Hillside on Parmer’s floor-plan page quotes a 6-month term while its FAQ says 12 to 15 months, and Eastridge quotes only a 15-month term, so the rent shown may be for one term and not the one you want. None of these pages publishes a short-term premium, so ask for the price at your exact term and move-in date in writing. “Not captured” means the page I read did not show it.

What should I ask before I sign a short or odd-length lease?
Ask for the monthly rent at your exact term, whether the price changes if the term moves by a month, what happens at renewal, and whether a short-term lease changes which specials apply. Many offers, such as Del Via’s, apply only to 12 to 15 month leases, so a short term can cost you the concession.
