Of ten Dallas-Fort Worth buildings checked on Oct 2, 2026, five state renters insurance is required, and four say residents may be required to carry it or obtain a liability waiver. Main 3 Downtown and Villas at Katy Trail list $100,000 liability minimums, and Main 3 adds $10,000 of personal property coverage.

“Required” and “may be required” are different promises, so read the wording column before you assume. Only two buildings print a coverage amount, and the amounts are liability and property minimums, not the value of everything you own. Glass House is listed because Windsor describes an insurance program for its residents, not because the page states a requirement. “Minimum not stated” means the page I read did not say.

What should I ask about renters insurance before I sign?

Ask for the minimum liability amount, whether personal property coverage is also required, whether every adult on the lease must be named on the policy, and what happens if you do not provide proof. The Park at Katy Trail says each applicant must be on the policy, and Main 3 Downtown asks for both liability and personal property minimums.
