None of the twelve Dallas-area communities checked on Oct 2, 2026 says utilities are included in rent. Trash is a flat monthly charge at most of them, from $15 to $40, while water and sewer vary monthly at Main 3, The National Residences, Jefferson North Ranch and Hyde Park McKinney. Burnett Lofts lists a flat $70 cable and internet charge.

How should I compare utility costs between buildings?

Ask each leasing office for three numbers in writing: the total of the flat monthly charges, an average water and sewer bill for your floor plan, and who sets up electric service. Hyde Park McKinney, Main 3 and The Park at Katy Trail all say residents set up some service themselves, so the first bill can differ from the quoted rent.
