Total monthly price means base rent plus mandatory monthly fees where the property shows it; otherwise the figure is base rent.

Lirica is at 5211 E 7th St and calls itself a brand-new East Austin community. A 691 sq ft one-bedroom was listed at $2,102.10 total monthly ($1,899 base) and a 1,023 sq ft two-bedroom at $2,837.10. Listed monthly charges include a $25 amenity fee, $65 internet and $25 doorstep trash; pet fee $400, pet rent $25. The special is up to 12 weeks free on select homes.
Eastpoint (760 Airport Blvd, Austin 78702)
Eastpoint is at 760 Airport Blvd and lists studio, one-bedroom, two-bedroom and live/work homes. Listed totals were $1,530 for a 468 sq ft studio, $1,650 to $1,850 for 656 sq ft one-bedrooms and $2,460 for an 886 sq ft two-bedroom. Fees listed: $35 amenity, $25 parking, $400 pet fee, $25 pet rent, $400 refundable deposit. The special is up to 8 weeks free.

AMLI North Park (2300 Aldrich St, Austin 78723)
AMLI North Park is at 2300 Aldrich St in Mueller and describes itself as new Mueller apartments with studio, one- and two-bedroom plans. The listed starting price was $1,985.50 total monthly on a $1,943 base. Fees listed: $140 admin, $60 application, $250 pet deposit, $300 pet fee and $25 pet rent. We found no move-in special on the page.
Broadstone North Lamar (6709 N Lamar Blvd, Austin 78752)
Broadstone North Lamar is at 6709 N Lamar Blvd in the Highland area. Its site markets new apartments and lists 15-month terms, with a 638 sq ft one-bedroom from $1,797.58 total monthly ($1,700 base) and a 957 sq ft two-bedroom at $2,539.58. The leasing office is reached through the garage entrance on Shirley Ave. We found no special on the pages we read.

415 Colorado (415 Colorado St, Austin 78701)
415 Colorado is a downtown Austin high-rise at 415 Colorado St, and its site banner reads “Now Open!” with up to 8 weeks free for a private tour. The studio listed from $2,330 (551 sq ft) showed a waitlist, and a 773 sq ft one-bedroom was listed at $3,424. Two pets maximum; contact the office for pet fees.
New apartments in South Austin and on South Lamar
The Mercury (601 Cardinal Ln, Austin 78704)
The Mercury is at 601 Cardinal Ln in South Austin, which its site places about two miles from downtown. A one-bedroom started at $1,785 and the site listed homes from $1,277 to $3,950. The posted special is a $1,500 rent credit plus an entry to win two ACL VIP tickets for leasing by 10/3 and moving in by 10/15. Contact the office for terms.
The Bouldin (1401 S Lamar Blvd, Austin 78704)
The Bouldin is at 1401 S Lamar Blvd and calls itself South Lamar’s newest apartment residences, now leasing studios, one- and two-bedrooms. A 442 to 458 sq ft studio was listed at $2,122 total monthly on a 12-month term, and one-bedrooms ran from $2,610 to $4,514. The site also lists an income-restricted studio at $1,480. Two infinity pool areas are listed.
Park South (2000 Onion Creek Pkwy, Austin 78748)
Park South is at 2000 Onion Creek Pkwy and states it is now open onsite. The listed starting price was $1,121 for a 616 sq ft home available now, $1,051 for a 611 sq ft home available December 9 and $1,145 for an 800 sq ft home. The special is 4 weeks free plus a $500 look-and-lease credit on 12-month leases.

Encore Lakeside (1120 Town Creek Dr, Austin 78741)
Encore Lakeside is at 1120 Town Creek Dr and states it is brand new and open for immediate move-ins, with up to 8 weeks free. Listed costs: $75 application, $150 admin, and $210 in required monthly charges (amenity, technology, valet trash and others). Pet fee $350 and pet rent $30. We could not load its rent page, so ask for current prices.
Del Via (11600 Spirit Dr, Del Valle 78617)
Del Via is at 11600 Spirit Dr in Del Valle and calls itself southeast Austin’s newest community. Listed starting rates were $1,432 (A1), $1,459 (A2), $1,637 (A4), $1,669 (A5.1) and $1,899 (B1), and some homes have private yards. The posted special is up to 10 weeks free plus an additional $1,750.
New apartments in north and northwest Austin
Tisdale at Lakeline Station (13621 Lyndhurst St, Austin 78717)
Tisdale at Lakeline Station is at 13621 Lyndhurst St near Lakeline and lists one- to three-bedroom homes up to 1,333 sq ft. The special is “Fall Into Savings: up to 3 months free.” Pet policy: two pets maximum, $400 pet fee and $30 monthly pet rent per pet. The page we loaded listed no rents, so confirm the current price.
Presidium 183 (9111 Research Blvd, Austin 78758)
Presidium 183 is at 9111 Research Blvd and markets brand-new studio, one- and two-bedroom homes. The site listed a market-rate A1 from $1,879 and an income-restricted A0.1 from $1,199, with 8 to 10 weeks free on 15-month leases. The site also points to Presidium Waterford next door as another new community.
Ascend at Pioneer Hill (1701 Daleside Ln, Austin 78754)
Ascend at Pioneer Hill is at 1701 Daleside Ln in northeast Austin and shows “Brand New Apartment Homes” and “Now Leasing” banners. The special is up to 8 weeks free base rent. It lists one- to three-bedroom homes, some with fenced backyards or private garages, and a $400 pet fee with $30 pet rent per pet. Rents were not shown on the pages we loaded.

Evergreen at Whisper Valley (16601 E Braker Ln, Manor 78653)
Evergreen at Whisper Valley is at 16601 E Braker Ln in Manor, in the Whisper Valley master-planned development. Its site says it is the first multifamily community there and is open for tours, with brand-new one-, two- and three-bedroom homes. A page about an attainable housing program is linked. No rents were shown on the page we loaded.
The Bower (404 E Olympic Dr, Pflugerville 78660)
The Bower is at 404 E Olympic Dr in Pflugerville. Its site lists one-, two- and three-bedroom homes; a 701 sq ft one-bedroom was $1,283.38 to $1,464.38 total monthly. The site does not state an opening date, so it is listed here as leasing now rather than newly opened.
Buildings we left off this list
We checked these on their own sites too, but left them off because we could not confirm a “new”, “newest” or “now open” claim there: Paseo (80 Rainey St), ATX Tower (321 W 6th St), 6G, Pearl Springdale (1010 Springdale Rd), Carrington at Oak Hill (5711 Vega Ave), Cala (211 Ralph Ablanedo Dr) and The Henderson on Reinli. Their own sites show leasing specials or prices but do not say they are new or recently opened. Carson Crossing is income-restricted and is not covered here.
How to compare new construction apartments in Austin
Compare total monthly price, not base rent
Some sites show base rent and others show a total monthly price that adds mandatory fees. Ask each leasing office for the total monthly amount for the exact home, including amenity, trash, internet and pet charges, and for the lease term the price assumes.
Gross rent vs effective rent
A special such as “up to 10 weeks free” lowers the effective rent only on eligible homes and lease terms, and longer terms such as 14 or 15 months are common. Divide the total lease cost, minus the free weeks, by the number of months to compare buildings.
Confirm the exact unit is ready
New communities can release homes in phases. Ask whether the unit you are shown is available on your move-in date, and get the price and specials in writing before you pay an application fee.
Tour the exact floor plan
Model homes can differ from the home you lease. Ask to see the same floor plan and floor, and check the pet policy, parking charges and fees for that building.
