What does the market data say about renting in Austin right now?

Apartment List’s October 2026 Austin rent report puts the city’s median rent at $1,326, down 0.1% for the month and 2.3% over 12 months, with a $1,174 one-bedroom median and a $1,429 two-bedroom median. Rents are up 2.0% since January, compared with a 1.9% drop over the same stretch of 2025. Its August 2026 metro data shows Austin with 9.31% vacancy and 40.7 days on market, against 7.08% and 31.7 days nationally, and rent 2.9% below a year earlier. Those are Apartment List figures for new leases, and they describe the market, not any one building. This page replaces my older 2025 outlook post, which covered an earlier year.

How much is a free-rent offer worth?

Divide the free time by the lease length. Six weeks free on a 12-month lease is about 11.5% of a year of rent, two months free on 12 months is about 16.7%, and four weeks free is about 7.7%. Offers can also be tied to a term, so compare the full cost over the lease, including each building’s fees.
