At nine Dallas-area communities checked on Oct 2, 2026, applying meant a government-issued photo ID, proof of income, and credit and background screening. Three state an income rule of three times monthly rent: The Katy, Park at Katy Trail and Hyde Park McKinney. Application fees, where listed, ran $50 to $85 per applicant.

“Not stated” means the page I read did not say, not that the rule does not exist. I did not include credit score cutoffs because none of these pages publishes one. Most of these pages do not cover guarantors, co-signers or income from outside the U.S.; only Hyde Park McKinney says guarantors are accepted in certain circumstances. Most sites send you to a criteria document or the leasing office for the full rules, so ask for the written criteria before you pay an application fee.

How do I get ready to apply for a Dallas apartment?
Gather a government-issued photo ID, your most recent two pay stubs or an offer letter, and the last W-2 or tax return if you are self-employed. Check whether your employer uses The Work Number, which SkyHouse names, since that can speed up income checks. Ask the office what rent your income supports at the three-times standard some buildings list: at $2,000 rent, that means $6,000 a month.
