At ten Dallas-area communities checked on Oct 2, 2026, one-time pet fees ran $300 to $500 per pet and monthly pet rent ran $15 to $60. Nine cap pets at two; The Katy’s FAQ does not say. Only three state a weight limit: Main 3 (35 lb), Manor House (40 lb) and SkyHouse (75 lb for dogs).
What do Dallas apartments charge for pets? (checked Oct 2, 2026)

|---|---|---|---|---|
| Main 3 (amenities) | Max 2; 35 lb each | $350 non-refundable, one fee for 1 or 2 pets | $20, one fee for 1 or 2 pets on the pet-policy line; the fee page words it “per animal,” so confirm | Includes Akita, Husky, Chow, Pit Bull, Doberman, Presa Canario, Rottweiler, German Shepherd and St. Bernard, among others |
| East Quarter (site) | Limit 2 indoor pets | $400 non-refundable for the first animal and $400 for each additional; $20 pet screening per pet | $25 per pet | Excluded dog breeds include Akita, Alaskan Malamute, American Pit Bull Terrier, Bullmastiff, Chow, Doberman Pinscher, Presa Canario, Rottweiler, Siberian Husky and German Shepherd, and mixes; a veterinarian letter is required |

| Glass House (Windsor page) | Up to 2 pets per household | $500 one-time cost | $40 per pet | Certain breeds are not allowed, including German Shepherds, Pit Bulls and Rottweilers, and mixes |
| Villas at Katy Trail (pet policy) | Max 2; no weight limit | $450 one-time fee | $30 | No aggressive breeds; the list includes Pit Bulls, German Shepherds, Akitas, Chows, Rottweilers and Doberman Pinschers; a meet and greet may be required |

| Manor House (site) | Max 2; 40 lb limit | $500 non-refundable one-time fee | $60 a month | Excluded breeds include Pit Bulls, American Staffordshire Terriers and mixes, Rottweilers, Doberman Pinschers, Chows, Spitz, Akitas and Bull Mastiffs |
| The Katy (FAQ) | Not stated on the FAQ answer I read | $500 pet fee per pet | $25 per pet | Not stated on the FAQ answer I read |
| Jefferson North Ranch (site), McKinney | Max 2 indoor pets; cats and dogs | $400 non-refundable for the first pet and $400 for each additional; $30 annual PetScreening fee | $25 per pet | Not listed in the policy text I read; pets must be approved through PetScreening |
Amounts are per pet unless a cell says otherwise, and “not stated” means the page I read did not say. Main 3 is the one place where two pets cost the same as one on its own policy line. At East Quarter, two pets would be $800 in one-time fees, $40 in screening and $50 a month, so compare totals rather than rent. Several sites say breed rules and fees do not apply to assistance animals, but wording varies, so ask each office how it treats a service or support animal.

How do I compare Dallas pet costs?
Multiply the one-time fee by your number of pets, add any deposit and screening fee, then add monthly rent for each pet across a 12-month lease. Using only the listed numbers, two pets at Manor House come to $1,000 up front and $120 a month, while two at SkyHouse come to $900 up front and $30 a month. Ask for the pet addendum in writing before you apply.
