By Alexander Concepcion, Taco Street Locating. Checked Oct 2, 2026 against each property’s own website (linked in the table).
None of the eleven Houston communities checked on Oct 2, 2026 says utilities are included in rent. Some list flat monthly charges, such as trash at $25 to $30 and pest control at $5 to $6, while The Ivy bills water and sewer by usage through Conservice. Others point to a cost guide.
What do Houston apartments say about utilities? (checked Oct 2, 2026)
| Community | Utilities, as the property words it | Flat monthly charges listed | Billed by usage or set up by you |
|---|---|---|---|
| The Ivy at River Oaks (FAQ) | “Water and sewer are billed based on usage via Conservice and included in your monthly rent payment” | Not stated on the page I read | Electricity and internet are set up and paid directly with providers |
| Grey House at River Oaks (FAQ) | “Utilities are not included” | Not stated on the page I read | Residents are responsible for water, sewer, trash, pest control and electricity |
| Calais Midtown (FAQ) | Electricity, water, sewer and trash are “typically billed separately,” managed through a resident portal | Not stated on the page I read | Billed separately; the site describes a streamlined utility management system |
| Pearl at the Mix (FAQ) | “Are utilities included in the rent? No” | Not stated on the page I read | Not stated on the page I read |
| Metro Midtown (site) | Utilities not described on the page I read | Trash pick up $25; pest control $5 | Not stated on the page I read |
| Citadel Houston (floor plans) | “Utilities not included; additional taxes and fees may apply” | Valet trash $30; pest control $6; amenity fee $20 | Variable fees “may change based on provider rates, resident usage” |
| Broadstone EaDo (FAQ) | The FAQ lists fees for internet, valet trash, amenity fee, Fetch package services, boiler fee and pest control | Amounts are on the floor plans page; I did not capture them | Floor plan terms say the resident “may need to… activate and maintain utility services” |
| Rye Heights (floor plans) | Floor plan terms: the resident “may need to maintain insurance and to activate and maintain utility services, including… electricity, water, gas, and internet” | Not stated on the page I read | Set up by the resident per the lease |
| The Anderson at River Oaks (floor plans) | “Utility and utility administrative fees” appear in both the move-in and monthly estimates | Amounts depend on the floor plan calculator | Utility admin fees “are not prorated” and are billed from the first full month |
| Midtown on the Rail (floor plans) | Same wording as The Anderson: utility and utility administrative fees appear in both estimates | Amounts depend on the floor plan calculator | Admin fees billed from the first full month |
| Brava (FAQ) | “Utility inclusions are outlined in the Community Cost Guide on the Floor Plans page” | See the cost guide on the Floor Plans page | Not stated on the page I read |
“Included” means the rent covers it, and nothing in this table says that. Even where one utility is rolled into the rent payment, as with water and sewer at The Ivy, the charge is usage-based. Add the flat charges to base rent before you compare buildings, then ask each office what a typical month of water and electric has cost for your floor plan. “Not stated” means the page I read did not say.

How should I compare utility costs between Houston buildings?
Ask each leasing office for three numbers in writing: the total of the flat monthly charges, an average water and sewer bill for your floor plan, and who your electricity provider is. At The Ivy, Grey House and Rye Heights the resident sets up some service directly, so the first bill can differ from the quoted rent. For the rest of the budget, see Houston cost of living in 2026.
